Disney Filed a Permit in Adventureland That Doesn't Expire Until 2028

On the morning of 21 September 2026, at 8:53am, Orange County recorded a Notice of Commencement for Walt Disney World Resort. Document 20260523344. The recording fee was ten dollars.

It is one page. Under "General description of improvement" it says two words: General Construction. That is it. No attraction, no land, no phase, no square footage.

The interesting part is at line 9.

A permit that runs to 2028

A Florida Notice of Commencement expires one year from recording unless the filer asks for something else. Disney asked for something else.

The expiration on this one reads 8/31/2028.

That is not a refurbishment window. That is a permission slip Disney wanted kept open for the better part of two years, on a filing that describes the work in two generic words.

Who filed it, and who is doing the work

The notice was filed by Walt Disney World's Facility Asset Management team, the group that normally handles maintenance and refurbishment rather than new construction. It was signed on 18 September 2026 by a project representative and notarised three days before it was recorded.

The contractor named on line 4 is MLC Theming Inc, of Bonnet Creek Road in Lake Buena Vista.

That pairing is the part worth sitting with. Facility Asset Management does upkeep. MLC Theming does scenic work, the plaster and rockwork and prop building that make a Disney queue look like somewhere else. Those two names on the same form do not describe a roof repair.

Where it is

The property is listed as 4851 Caribbean Way, parcel 11-24-27-0000-00-001.

Nothing about that address is useful on its own. Disney's filings routinely use a mailing address with no relationship to where the work actually happens, and this one is no exception. It is not the Caribbean Beach Resort.

According to BlogMickey, the address resolves to the popcorn cart area near the entrance to the Jungle Cruise, in Adventureland at Magic Kingdom.

What we think it is

This part is our read, not reporting. Disney has announced nothing, and the permit itself says nothing beyond "General Construction."

Our best guess is the least exciting one: widening the walkway through that stretch of Adventureland, on the path that carries guests around toward Frontierland.

That would make sense of the timing rather than the theming. Two of the largest projects in Magic Kingdom's history are being built on the far side of that walk. Piston Peak National Park, the Cars-themed land, is going in on the former Rivers of America and Tom Sawyer Island footprint. Villains Land is under construction beyond Big Thunder Mountain, and Disney has described it as the largest expansion the park has ever had.

Both of them will eventually pour a great many more people through Adventureland to get there. Widening the path before the crowds arrive is the sort of unglamorous groundwork you do years ahead, with an unglamorous two-word description, using the team that handles the existing park rather than the team that builds the new one.

But a permit good through the back end of 2028 is a lot of room. It could as easily be a longer piece of work that nobody outside Disney has a name for yet. We are not going to pretend the document tells us which.

What the document does not say

It is worth being precise about the gap between what was filed and what is being written about it elsewhere.

The permit does not say what is being built. It does not say the work has phases. It does not mention Adventureland, the Jungle Cruise, Villains Land, Piston Peak, or a walkway. It does not give a cost, a start date, or a closure.

What it gives is a two-year window, a theming contractor, and a location that somebody had to work out from a parcel number.

Everything past that is reading, ours included.
